It is unfortunate the amount of negativity 47seventy Settler's Point has received in recent reviews. Running an apartment complex isn’t like serving fast food. It takes time to deliver results. I think some of the negative reviews that have been posted may have had unrealistic expectations. As a result, here is my honest and objective review. We’ve lived here almost five years and have been extremely happy with our decision. If your budget is tight, I would encourage you to plan on $160-175 on top of the rent for fees, trash removal, community utilities etc. Yes, there have been some challenges such as changes in management which are for the better, potholes in the parking lot which were recently repaired with the entire parking lot(s) repaved, and traffic entering and exiting the complex due to ongoing road construction on 4700 S which requires us to leave 10 minutes earlier. These types of issues could happen anywhere, and I believe management has done a good job navigating these challenges and supporting the residents. Recently they have painted, added GoogleFiber, and had the landscaping redone, as well as provided amenities such as gas firepits. They have made a lot of nice improvements for the benefit of the residents. The office staff and maintenance crew have always been very responsive, friendly, and helpful. The apartment itself is well laid out, provides a lot of natural light, and is nestled within beautiful mature trees with a nice family environment. The rent when compared with other complexes we visited prior to making our decision was much lower and a much better value for the money. We have been very happy with 47seventy Settlers Point and would recommend it, and have recommended it, to our family and friends.

It is really unfortunate how much hate this place gets, I have lived here for 4 years and have been extremely impressed with how much they have done with the property the last couple of years. They re-did all of the asphalt last year and added a lot of amenities. The staff has done a great job keeping the grounds clean, the dumpsters get full over the weekend but the staff is quick to take care of this at the very beginning of the week. The maintenance and office team are always so friendly and take care of any issues that are brought to their attention. I have enjoyed my time I have lived at 47Seventy Settlers Point and will be renewing my lease for the 5th year.

I just moved in less than a month ago & I couldn’t be happier here! I absolutely love my apartment & the price is great! Gennoa is amazing & made the whole process easy. The office staff is very responsive & good to work with. I had to call maintenance for something and Jaime came out the next morning and was friendly and fast. These apartments are also very quiet, and so far no noisy loud neighbors. The location is great, close to everything you could need. Huge park next door that my dog loves. Overall I’m super pleased here & definitely recommend this place to others!

I don't have a lot of bad to say about this place, as I've lived here close to 10 years. And when the new ownership came in about 4 years ago, they came in with a bang. Started doing a lot of work outside. Which it desperately needed. But now the insides of these places are falling apart. Even after they say, what has been recently remodeled. They need to replace these cheap bedroom closet doors! Barn doors, would be an inexpensive improvement for these types of doors. No custom fitting needed. Another great improvement here, in my opinion, would be to replace the old sliding glass doors that go to the patios, with French doors. Or any type of door, with some windows to keep in some of the sunlight. Most of the sliding doors here, are so old and bent, or the metal is starting to corroded, that they're impossible to even open. Just saying 😁 Other than these issues, I'm sure in time will be addressed. I have nothing bad to say. They've been extremely good to me here. Thanks

For context on my review, I served an LDS mission and during my time out in the world with the addition of my time since then and even growing up I have lived in a lot of apartments. For those of you who don’t know the LDS church will rent the apartment but missionaries could spend as little as six weeks (some times less) in the apartment which was often my case since I was one of the few missionaries that would deep clean. So understand I have lived in almost dozens of different apartments. Additionally I am very familiar with what it’s like to be a rent-or. The business can be lucrative sure but it also can be super rough especially when some people are just going to hate and that makes things so much harder. During the time me and my girlfriend were looking for a place to live I was against the idea of living in an apartment however to hummer her we must have looked at 15-20 different apartments and that’s not including other types of living we explored. So when she found these apartments I was skeptical but my girlfriend’s lease was coming to an end and I didn’t want to live with her roommates. Now here is where I share why that is. Fast forward to the time I’m writing this, we have recently just signed on for another 12 months, When I initially sat down looking at the apartment I asked two important questions for me. The first question was whether or not they had google fiber which the answer at the time was I believe so and when I found out they didn’t I feel as though they heard me and worked towards getting Google fiber of which they did before my year lease was up which one huge points in my book understanding these things don’t happen over night. Secondly I asked if they had any plans towards redoing the parking lot in which they answered they did and were in the process of getting quotes for the job. Now I work for UTA and understand just because you’re getting quotes for something doesn’t mean the job is going to be done any time soon and indeed it has taken them a while but the parking lot is being redone as of 07/31/2024. That said I thought they would patch holes and maybe resurface the parking lot so I was pleased to find out there completely tearing it up and redoing it so again huge points won for the owners on that decision because even though it is a bit hectic right now for parking I am willing to do whatever it takes to have a nice parking lot once there done. Setting aside those things let’s talk about some of the other things I’ve experienced during my stay here. Recently there was construction done on 4700 that did impact our water. The complex sent out a thing notifying us of the fact. What ended up happening is the water to the complex was shut off for a day if not less while they did whatever they were doing on 4700. When the water came back on the initial water did come out brown which I sort of expected because it looked like they were replacing pipes and your going to get dirt in there and that’s fine so once the water came on I ran a little water through everything doing a empty rinse load of laundry and an empty load in the dishwasher and the water is back to what I’d consider normal. Sure my now wife has me not drinking that water but I will once in a while and for things like cooking and cleaning the water is just fine. Now there’s a word limit on the review otherwise I’d continue. So I will conclude with this. I have had difficulty getting maintenance requests completed sometimes even going into the office and talking to someone, yet at the end of it all they are busy, and I have gotten all of my requests completed with satisfying results. Finally, we have gotten news letter on our door informing us on what’s new for the community (like property improvements), when various food trucks will be about and even some community events going on for the fun of it (which I love). I know this is completely subjective, however they have exceeded my expectations and I feel listened to when I have given suggestions and that’s been my experience.

I have loved living here, it’s in a good location it’s peaceful there’s nothing crazy that happens. Whenever I’ve gone into the leasing office they have been super nice and helpful. When I’ve put a report in for maintenance they’ve been quick to get on it and get the issue resolved. The apartments are also nice and spacious. We couldn’t make it until Sunday, and thought we would have to stay in a hotel for a night but she was able to leave the keys in the apartment for us! It was great. I made a post on here about 2 years ago. And guess what! I am still in the same apartment. I had to come back and write another review, because I honestly am so surprised at how many bad reviews this place gets. I have just signed my 6th year lease here. I have not once had a bad experience. That would be at any fault of anyone working or maintaining this place. The apartments are not brand new. And renters aren’t always nice to places they rent. So not everything is brand new, but I will say I’ve experienced my share of things happening here, problems with my kitchen sink flooding, a leak in the ceiling of my bathroom, Ants in the spring/summer. Sometimes when I call to report these things I may not get an answer. But I always go into the office when I have an issue, and they are busy helping others. That’s why they might not answer. But every issue I’ve had they are quick to fixing it! There is one maintenance guy who has been here for pretty much the whole time I’ve been here and he is the best and so helpful. A year ago, in February my heat went out. And I called them after hours, they came and looked at it. And had to call a company to come fix it. And although they weren’t able to get them to come out that night. The maintenance brought me over space heaters to use. There’s never really crime or anything here. I’ve always felt completely safe living here. And it’s quite nice. The only things I can say that would be complaining is, people that live here drive way to fast through the complex, where there are always kids playing. The potholes have gotten bad this year. They do every year. We live in Utah. There are potholes everywhere. But they will get them filled up. They always do. I’ve seen different faces and people in the office over the years, but I will say that from what I’ve seen to the property over the past few months this team is doing great things and I love the things they are doing with their monthly news letter. They are keeping up the property well. So before blaming the team that works here for how it looks, or whatever I would say think of how many people live here and just don’t care . There is so many apts here and that the amount of people that work here on site is just a fraction. If you’re looking for a good place to live. This has been a great place for me to call home for going on 6 years now. (:

Maintenance is quick to respond to inquiries. The office employees are friendly, and have kept their word every single time. It’s fairly clean. My only complaint that I think management can’t really do much about, is that a lot of pet owners don’t pick up after their pets around here and some neighbors don’t respect the no smoking distance which worries me as I begin to grow my family.

I genuinely like the people at the leasing office as well as the current management. I have dealt with some very sleazy management and leasing office people before, and I'm satisfied with, again, the CURRENT management at 47 Seventy. Maintenance has gotten issues fixed promptly. I have had no pests in my apartment. As some reviews mention, you can hear people walking and talking in the apartment above you if you are on the bottom floor. However, I do not feel like it's worse in my apartment than it is elsewhere.

First I want to say that the apartments here are AWESOME. I love mine, they’re spacious and beautiful. Maintenance is quick to respond and very helpful. Most notable though, I wanted to give my thanks to the management and staff here at 47seventy. Some extremely disruptive people recently moved in and have caused a lot of issues for us living near them. As hard as it has been living with the constant disruption, I am impressed and grateful for how management tries to handle it. I have never lived in a place where management takes as much time to respond to complaints and concerns, be kind to those of us voicing concerns, and actually take action! They truly care and do their best. I do recommend this complex for the great apartment that you get, the staff is wonderful, and the price is pretty good too. This is somewhere that throughout my first year I knew I wanted to stay until I buy in the next couple of years. But unfortunately things have changed and it isn’t the quiet and pleasant place that I loved. With all of that being said, I do recommend this complex. BUT I HIGHLY SUGGEST visiting the exact unit that you are interested in and asking the neighbors how things are before getting locked into a lease.

Gorge answered and said he’d be on his way. Gorge arrived quickly and was very efficient at inspecting the washer to find the issue. He fixed the issue and even helped me with some of the clean up! Honestly the beginning of moving in was a bit hard for we got told different things, there’s definitely some things that could have been done better but overall I do enjoy the apartments and the staff are nice, I really appreciate alejandra though. Anyways these reviews shock me every single person at this office has been so helpful even after I called multiple times. Not to mention how nice they all are the application process was easy I got approved instantly. I really love the classic look of these apartments and how it's been the same ever since it was first build. I don't like alot of apartments now try to go for this modern "luxury" look I can't wait to move in and I will be living here for years to come.

I’m really surprised at the reviews on here. This place has been a wonderful place to call home. I have lived here since 2019, and I am now getting ready to sign for another year lease. Last year they went under new management and I am so impressed with their service. I have had a few maintenance issues that previous management never got fixed and when I went in to tell them I wanted to resign my lease I gave them a lengthy list of things I wanted fixed. Literally the same day someone came and fixed most of them. Some are a little more complex, but I have no doubt I will see those resolved. I am never late on rent, but one month I just knew I would be past the grace period. I called and explained to them my situation, they worked with me so I wouldn’t be stuck paying all the crazy fees. There were issues with the mailboxes, in the past I had to pick up my mail at the post office and at the post office they said they have told the complex for years they needed to replace them. Guess what, they are brand new under this new management. They have been replacing all the toilets, and really cleaning up this place. Like I said I have lived here for years now, Ive never witnessed any crime or any issues. I feel safe and I have a great place to live! I highly recommend them to Anyone looking for a place!

I love this place so far. Ali was great to work with. Got me into the apartment I wanted that worked in my time frame. My heat went out and maintenance was there 30 minutes later fixing it. Great parking for guest. The trash valet is nice. No problems with neighbors. Would recommend.

Of course, it wasn't perfect, I moved in during covid and sometimes I had to bug them a few times before they would respond, but they always came and addressed the issues I did have and took care of what needed to be taken care of and handled everything professionally.

I have to say this is a very nice apartment. The grounds are kept well, the staff are kind and helpful. I came here looking for a place to live been having trouble since the pandemic has caused problems for a lot of people. The staff here were very kind and patient and even though we ran into a little bit of a pickle they were quick to fix it for me. I am very happy with where I live they have come in and fixed any little thing that has been wrong immediately and made me feel right at home.

Contrary to what many negative reviews state, I feel that for the services received vs pricing, you have yourself a pretty decent place to live. It's not perfect. It has it downsides. Maintenance requests can take a long time to process, management is new and still trying to organize everything. The apartments are old, and sadly their age does show in things like cabinets, electrical ports, and windows. But, on the plus side, the apartments layouts are all well done (if you don't mind a small kitchen) Most maintenance requests are heeded and taken care of, so props to the maintenance team on the ground. The pool is large, and the grounds of the apartment are green and pleasing. Management is eager to help (if they are busy on the phones, they love helping you if you come into the office) and seem to be good people, if a bit overworked. All in all, I enjoyed my time here, and would recommend this place to an individual, if they are okay with some of the cons I mentioned.

Our neighbors are all friendly and pretty chill. And we have amazing parking! Never any worries about that, which coming into this I was definitely nervous about that. Afforable, safe, and (generally) accommodating. Landscape kept well and clean. They have renovated and non renovated units. Pest free with pets allowed. In comparison to what other option we found at this price point, seems like a good deal. Though if you renew your lease, expect a price increase. In the lead up to us moving out, we saw more "questionable" residents meandering around and had police in the community almost once a month during the winter.

I’ve lived here for about a year now, I am surprised to see some of the reviews. So I thought I would leave one of my experience so far. The apartments are extremely spacious. Bedrooms are pretty big. You get the stackable washer and dryer included in your rent. They have dishwasher and microwave, two hall closets. These are just the features that surprisingly a lot of apartments don’t include. My apartment definitely has some flaws to it. When I first moved in the fireplace paint was all chipped. And the doors to the bedrooms and bathrooms and some of the walls have holes in them. They said they were going to get these things fixed starting with the fireplace. It hasn’t been done. My bathroom definitely at one point had water damage. I totally understand though they do have quite a bit of apartments to work on and it probably wasn’t much of a priority, and I know that since then they have different maintenance people here. These apartments have been here for a really long time, so these things do happen over time. But I have no doubt that when I get around to going into the office about these things, I am confident that they will take care of these issues. I had an issue with my kitchen sink flooding and I had to call the maintenance emergency line on a Saturday they were at my apartment within 10 minutes, they weren’t able to fix it and had to call a plumber. The plumber came to fix it, two weeks later had the same problem, called the emergency line again they were again there within 10 minutes, had a different plumber come in and that was back in November. I haven’t had a problem since! They were responsive in a very timely manner. I’ve seen posts about drugs and theft, these are unfortunate things to deal with, but I personally have not seen any drug activity or theft, although I don’t doubt these things have happened, but I don’t think it has anything to do with the complex, these are problems that are seen throughout the whole city. I’ve not had any issues with packages, they do have the option to hold packages at the office and you can pick them up there instead of having them left at your doorstep! My neighbors pretty much keep to themselves, the complex for the most part is pretty quiet. I feel safe where I live and all and all it’s been a pretty enjoyable place to call home! The location is great the price with the amenities are very competitive. If you’re looking in this area it’s definitely worth checking out. I have already signed another year lease. Just keep in mind they aren’t apartments that were just built. They have character to them (:

I just moved in on Friday this is Sunday. I was super excited the model is amazing! Shows really well. The office is fabulous the pool is huge they have a hot tub gorgeous barbecue area beautiful basketball court and even a hammock area for summer. When I signed my paperwork, I asked the leasing person if there was any problems with bugs? we were talking about bed bugs, so I can't remember if we clarified other? but I'm pretty sure she said there was no history of bugs here, so I was pretty upset when I moved in and there's an ant infestation! Now I can't bring much of my things in and when I told her I needed them to spray she told me I would have to wait till Wednesday. That's five days living with ants all over the bathroom floors and walls in the hallways and working their way into the bedrooms and a good amount in the dining room. so I've been Waging War all day everyday waiting for Wednesday to get here. Also the second bathroom toilet is not working. Also if you are looking to move in just be aware there are huge holes in the parking lot - there is a mini Grand Canyon right by my parking space. I'm not sure why they haven't fixed it? I'm sure it has broken a tie rod or two on multiple cars. Just saying. And I'm not too excited about paying $20 a month for a valet trash fee when I could throw my bag of trash at the dumpster just about and hit it from my porch. That said I was desperate for a place to live and didn't have time for anything else. All-in-all - I like the floor plan. I like the appliances in the kitchen and the master bedroom is pretty big and the second bedroom is not too bad either. So as far as those things go it will work, but apparently this complex is really old, there are a lot of patch repairs especially in the bathroom. There were no drain plugs for the tubs, the tub in both bathrooms is pretty gross. I can't get either bedroom window or the dining room window open. Oh yeah and I'm not sure if it's just because it's a different management company from where I used to live or what but the old company used a professional cleaning service every time people moved out and since moving in- I have been cleaning my apartment, I noticed the toilets were not cleaned on the bottom/sides. There was still urine and the walls have not been painted, nor even wiped. spent about 4 hours today wiping walls and bathrooms and cleaning off stuff that was still on there. so all in all I would still say move in, its beautiful property, lots of lovely flowers and trees but just be aware the apartment is not going to be as nice as the office and the model. And make sure you bring your cleaning supplies and your own drain plug and I would do a walk-through on your apartment1st.

Maintenance was always helpful and usually quick to serve. Management was helpful and more importantly wanted to help. Only complaint is the ants were terrible but as long as we layed down our own pest control we were ok. They would have orkin come and spray whenever we asked but unfortunately we watched orkin slap a sign on our door saying they had serviced the house when they hadnt. Honestly though besides the ants, it was a great place to live.

I have been living here for about 4 years, and I absolutely love it! I must say however that this is the 3rd management company that we've had since living here, and it's definitely the best! Royal is in the front office as an assistant property manager, and he is amazing! I was having problems accessing the money from my account and I couldn't pay my entire amount. He not only made me feel so much better, but he gave me an extra couple days to make sure that I would have enough time to withdraw the rest because of the limits on my card. That made me feel so much better about the situation, and about living here in general. I'm proud to call this place my own! Thanks again Royal!!!

I have lived here for approximately 15 yrs. and I love the location and accommodations with this complex. Settlers Point Apartments is a great place to live! I personally have never had any problems as far as Loud Parties, Problem Neighbors etc. Everyone is so respectful of each other. Any repairs are done quickly, but truly I haven't had many needing to be done. Management has always been willing to help if I have questions etc. Would definitely recommend others to live here. In fact, I have had friends move in. The Apartments are nice. The grounds and outside is clean and the area is quite. It is well worth the rent for the safety and quality of service we get living here! The cost of living is very affordable. The location is great and we can easily access 3 different freeway entrances within 5 minutes. The pet fee is also affordable. The new apartment group has been remodeling apartments that look really new and appealing to live in.

I have had a great experience with this apartment complex. They were quick to help me move in, quick to resolve the issue when there was a bug problem from my gross neighbor and quick to help any time I needed them. When I moved out, they were very understanding that I lucked into a house and needed to move out sooner than planned. They also are very fair with their move out rates and charges. Lacey and Mariel were a pleasure to deal with. I lived here for 10 months and it was really great. They are renovating everything in a really nice way and the only thing I wish they would change are the difficult mailboxes. Otherwise, great community!

Wow, reading these reviews, it's the complete opposite for us. The move in was super easy and straight to it (just what we needed with our new addition and all). Moving in there were some needs for fixing things, but maintenance comes with a quickness. I mean ants are a problem but do something about it yourself and it won't be. Spray corners down and even outside corners of house. Clean up after yourselves and there will be absolutely no ants at all :) appliances are old but they get the job done. For the pricing and space these apartments have to offer AND parking is awesome. We have no complaints and plan on renewing. So thank you!
