update Pot holes through out community are currently in process of being fixed awesome only took 3plus only problem is that they have literally shoved all atlas trash cans aside which as of today trash bags are literally blocking entry way to people's apartments which sucks, because they have valet trash so not only trash literally outside front doors its only feet from your car. This is extremely bad I've seen racoons,maggots and homeless pets rummaging in dumpsters. Haven't seen roaches yet. Yet..... There aren't really move in specials but you will be told rent is 1400 dollars but really its 1700 with a monthly concession of 300 dollars that is due the minute you have to be late so 10percent late fee on top of what ever the monthly concession is. You also pay sub metered utility fees and CAM (Common area Maintenance )fees which is essentially re-embursing the company for the Maintenance staff salary. They say it's for snow shoveling, leaves to be picked up and common area clean up yet the property looks like a hot mess. So if maintenance is already paid to do the common area maintenance tasks, what are the CAM fees really for??? and property taxes, like if you multiplied the taxes by each person they could easily pay they yearly cost of this no problem. Oh and for about 100 ish extra a month you can pay for a privacy fence that just allows your neighbor to do what ever trash, private grill whatever they want because they paid extra People let there dogs stay on balconies which they go to the bathroom which then falls on first floor apartments. No one is enforcing non smoking on property. It often smells like a snoop dog concert and no one does anything . Make it make. Sense.

I have friends/Family that lives here and I previously put a review that took awhile to get responded too. This place is ridiculous, unsure if theyre selling the property but there's a billboard that says apartment is up for lease, on top of crazy fees attached to a unrenovated apartment, They have pot holes every where, by dog park its at least theres 4 3 foot by 4 pot holes. theres no cones and i've witnessed people almost hit each others cars trying to avoid the pot holes. The amount of unleashed dogs is crrrrrrazy. My friends son was bit on the face and instead of filing an incident report and appologize for not holding people responsible for having dogs unleashed they did nothing and couldnt even pay the $35.00 dollar co- pay for my friends kid to go to er. The managment is in an out, On the third bout of staff change, they only seem to be in the office to pick up checks on the first. oh and to respond to google reviews on how saddened they are, however never seem to take any action to actually manage the apartments. I urge you to go anywhere else but here

One of the most worst apartments I've ever experienced. My friend lives there and he's put several service requests in for heat, when utah was like 20 degrees, his transmission pan was ripped from the several pot holes and not just cracks in cement like 2 feet by 4feet across, the trash is always overflowing it was so bad over Christmas people were just leaving by dumpster. Like unacceptable. People let theyre dogs run wild my friend son was bitten on the face. All while management Says nothing. Doesn't fix anything. I CONSITED living here for 2 seconds before All yall care about is the rent beingpaid. Dont live hereif tou ca rent ischeap but once you add in cam fees media package.property tax, utility charges a 3 bedroom isalmost 1900 dollars. At least put cones in the holes prevent anymore damage to peoples cars

The leasing office sucks at getting back to you. Whether that be for a new move in, resigning, or general information. It took them at least 2+ months to get back to my roommate! Then when we wanted to resign we went into the office and signed all the paperwork, I asked if that was was all that was needed and they said yes, then a week later I get a text saying we needed to come in to sign paper work! After explaining that we already did then suddenly our paperwork was found. Then they asked about additional pets and I let them know that there will be another pet in possibly march, added to the lease and they are quick to tell you about a deposit, but god forbid they tell you the amount! It’s been a week since I asked, and I had to reach back out for more Information with still no response.

DONT WASTE YOUR MONEY, they will take everything you got, looking at the reviews it seems to be that all the minorities get unexplained fees, and I see that all the Caucasian people commenting on they’re “Great experiences” don’t even live here! The employees literally deceive you by having their friends hype it up. They fix things that are clearly old and run down over and over, the only good experience was the fast hard working maintenance crew, even tho they are literally told to fix damaged things until they can’t. The staff will literally get attitude with you for questioning fees that don’t exist, I literally starved sometimes, do to the fact that these jerks raised they’re prices immediately after we signed the lease and I have a little family to worry about, and took so many fees from us that where apparently “waived”, they have caused me so much stress it’s evil. And whoever is typing “sorry for you experience in the comments, really isn’t sorry and isn’t gonna do a damn thing about it but continue on. The price is WAAAAY TOO HIGH for these RUNDOWN apartments. I’ve asked for new windows but seen them give certain people new windows and ignored me, they use and abuse they’re authority over these busted apartments. Don’t get scammed you been warned!!!

Their staff is incredible. Paul, the 24 hour maintenance guy, showed up to help my mother with a leak last night. He showed up promptly and had the job done quickly. He was very professional. Also, shoutout to Hayden in the office for always being helpful whenever I stop by and answering my questions. The staff all around are fantastic

I am impressed with the office staff ever since I moved in I’ve had no problem with them they’ve gone out of their way to help me with what I’ve needed. I’ve had to move recently into a different apartment in the same complex because of health issues and they’ve got the apartment that I wanted for for me. And they had no problem doing so. They were happy to help out. I would recommend 4770 settlers point to anybody.
